Ancarva (the Cornish word for moorings) is a spectacular new build property completed in 2016 to a very high standard situated in a front line waterfront position facing south east with direct water access onto the Tamar Estuary. The property was designed by Nick Carroll architects in Worcester (http://www.nickcarrollarchitects.co.uk).

The property is approached down a no-through lane and is within easy walking distance of both the marina and boat yard in the Southdown hamlet. There is ample parking for at least 4 cars and somewhere to store a dingy trailer if required.

The front door leads directly into an open plan living room with an oak floor and full height sliding doors leading out onto a south east facing balcony that maximises the panoramic waterfront views. To the rear is a cloakroom and beyond the living room is the kitchen/breakfast room. The kitchen has bi-folding doors that lead out onto a south east facing covered terrace that is ideal for outside entertaining. The kitchen has been designed with clean, minimalistic lines and has an island with an induction hob.  The kitchen is very well equipped for those who like to cook!  It enjoys estuary views to the front and rural views to the rear. A back door leads out from the kitchen to the rear of the property, allowing access to both the front driveway and the garden.

Stairs lead down from the living area to a corridor on the lower ground floor, off which are four bedrooms, all enjoying glorious Estuary views. The two larger bedrooms have en-suite wet rooms and sliding doors leading out onto the terrace and lawn beyond. One of the other bedrooms also has a sliding door and the other has a French door. There is also a family bathroom and a utility room to the rear.

Garden and grounds

The front boundary of the property forms a sea wall onto the Estuary. There is a floating pontoon and this can be used during your stay.  The pontoon provides direct water access onto the estuary for about three hours either side of high tide. This coupled with the dingy slipway offers the perfect waterfront lifestyle.  The kids will love crab fishing off the pontoon but make sure you keep a close eye on them.

The Rame Peninsula

Ancarva is beautifully positioned on the Rame Peninsular on the edge of Millbrook village, with far reaching views over to the Mount Edgcumbe Estate on the far side of Millbrook Lake which forms part of the Tamar Estuary.

The property lies within an Area of Outstanding Natural Beauty. Millbrook is situated on the Rame Peninsula opposite the Naval city of Plymouth. Bordered by the Rivers Lynher and Tamar, the Hamoaze and the sea, Millbrook is a thriving community all year round and has a range of shops, a pharmacy, several pubs and an Indian restaurant. There is excellent sailing, a yacht marina (Huggins Brothers) and  a traditional boat yard are within walking distance.

Both Kingsand and Cawsand are popular villages close by on the Rame Peninsula and both provide a friendly atmosphere, shopping and excellent resteraunts. The city of Plymouth is easily reached via the Torpoint Ferry or the Tamar Bridge. The Cremyll Ferry, a regular foot passenger service, runs from Plymouth to Mount Edgcumbe with a second ferry running during the summer months from the Barbican in Plymouth to Cawsand Beach. Plymouth provides a wide range of shops, restaurants and theatres. It also has at least four yacht marinas (Sutton Harbour, Mayflower, Plymouth Yacht Haven and King Point). The Waitrose at Saltash is close by.
